The Jonata Springs Ranch Homeowners Association (HOA) is a “covenanted community,” or homeowners association. These communities are governed by a set of Covenants, Conditions, and Restrictions, or CC&R, used by many "common interest" developments to regulate the use, appearance, and maintenance of property. When you close escrow on a home in a covenanted community, you sign a series of documents, one of which states that you have read the CC&R's and agree to abide by them. The HOA enforces the CC&Rs, with penalties for noncompliance.
Thus every realtor, prospective buyer, and prospective renter should read the Jonata Springs Ranch HOA CC&R.
