MONTHLY BOARD OF DIRECTORS MEETINGJONATA SPRINGS RANCH HOMEOWNERS ASSOCIATION

November 26, 2019 at Adriansen’s, 1301 Cougar Ridge Road

 

 CALL TO ORDER- Mike Adriansen (MA) called the meeting order at 7:06 PM. All board members were present: Steve Kantor (SK), Bob Cash (BC), Skip Jankowski (SK) and Dennis Beebe (DB)

 

VERIFICATION THAT PREVIOUS MONTH’S MINUTES WERE REVIEWED, APPROVED, AND DISTRIBUTED ELECTRONICALLY-

The Board did verify TREASURER’S REPORT  - BC reported no problems-

 

COMMITTEE REPORTS1.   Finance - SK reported favorable interest-paying options for the reserves from American Rivera Bank (1.1% money market and 1.8% CD).  The board previously authorized as much as 250K could be invested in a money market or savings account and as much as 150K in CDs.  SK will determine what is needed by the bank for these investments.

 

The board discussed updates from the reserve study and voted to approve a budget with a monthly assessment of $120, a $20.00 increase (Motion: DB, Second: SK; 4-1 (BC dissenting)).  The board deferred action to accept the reserve study.

 

2.   Roads - Bluebird retention basin completed last week, primarily through the efforts of Steve Kiss and Dave Mexico.  MA will offer Dave compensation for fuel costs.

Laurie Burnaby will update plantings at gate.  MA will investigate the lighting at kiosk.

 

3.   Trails -  No Report

 

4.   ARC- The ARC did not feel fence appearance standards were in their purview.  Although previous requests by MA for the homeowners to take action have not met with much success, he will again address the issue of fence appearance at the annual meeting and offer financial assistance from HOA funds.  MA will also notify a homeowner of the improper color recently applied to his fence

 

5.   Zaca Preserve and local planning issues- No Report6.   CERT- No Report7.   Hospitality –Lynda Kest (Lot I-6) will host the next “happy hour” in January

 

 OLD BUSINESS      1. Emergency preparedness discussion. – SJ reported his estimate of 95% compliance for road edge brush clearing with a very few lots with work remaining.  He was almost giddy with the progress.

2. Web site revamp update – SJ is developing an example of an improved website to show at the annual meeting.  Jim Powell is supportive.  The results of using the website for on-line payments were mixed.

NEW BUSINESS1. Discuss grant request for fuel reduction-SJ on the job to investigate options.

 

2. The next meeting will be a joint BSMWC/JSRHOA homeowners meeting on18 Jan 2020, with a social hour at 9:00 AM and a meeting at 10:00 AM ADJOURN-MA adjourned the meeting at 8:37 PM

CALL TO ORDER.  Mike Adriansen (MA) called the meeting order at 6:30 PM.  All board members were present: Steve Kantor (SK), Bob Cash (BC), Skip Jankowski (SK) and Dennis Beebe (DB)

VERIFICATION THAT PREVIOUS MONTH’S MINUTES WERE

REVIEWED, APPROVED, AND DISTRIBUTED ELECTRONICALLY. The board did verify

TREASURER’S REPORT.  BC reported no problems

COMMITTEE REPORTS

 

Water- No Report

Local Planning Issues – Zaca Creek inquired whether or not BSMWC could/would sell them water.  MA requested BC communicate that BSMWC could not do that. 

             

OLD BUSINESS

Emergency Preparedness- SJ will prepare a package to present to the homeowners for their consideration at the annual meeting.  He will provide a description and costs estimates for a package that includes an emergency water storage tank and pump system for fire suppression.
